Real Estate Is a Chain of Calculations

Most people meet real estate math in the wrong order: they find a house, fall for it, and only then discover what it costs. The calculators above are arranged the other way around. It starts with capacity — your income and debts set hard limits through the debt-to-income ratios every lender uses, and the affordability calculator turns those limits into a price range before emotions get involved. Then comes cost: the mortgage calculator breaks a candidate home into its true monthly parts, because the loan payment is only one of five costs of owning. Finally there is time: the amortization and payoff calculators show what the loan really costs across decades, and how extra payments rewrite that story.

Renters are on the same chain, one link earlier. Rent that fits the 28% guideline leaves income free to become a down payment; rent at the 36% ceiling rarely does. And owners who already have a mortgage are not done calculating — refinancing, extra payments and equity decisions recur for as long as the loan does. Whichever link you are on, run your own numbers rather than a rule of thumb from someone else’s market.

On the roadmap after the finance tools above: home-project calculators for square footage, area, tile, roofing, concrete, stairs and heating (BTU) — the measurement side of real estate.

FAQ

Which calculator should I use first when buying a house?

House Affordability, to set your price range. Then Mortgage for the monthly breakdown, and Amortization for the full schedule.

How can I compare renting with buying?

That is exactly what the Rent vs Buy Calculator does: it compares net worth after the years you plan to stay — equity and appreciation on one side, rent plus an invested down payment on the other — and shows the year buying pulls ahead, if it does.

Which calculator shows my complete loan schedule?

The Amortization Calculator — every month, with interest, principal, cumulative interest and remaining balance, plus optional extra payments.
